It seems no matter what we include on our webpage, many individuals will still ask us if there is a fee for your service. I have taken the time to add “free apartment locating” on almost every page of the website. The home page even has a long description of how exactly apartment locating works in Houston, TX.  This tells us a few things.

1) Many people who visit apartment sites in search of their next apartment home, don’t really spend to much time reading text. Web-surfers are more interesting in photos, maps, and floor-plans.

2) When designing a site, you better make the navigation of your site easy for all users. Don’t make them search to hard for what they are looking for or they will go elsewhere to find what they are looking for.  Users want pictures and more pictures. Like they say, a picture is worth a thousand words.

Here is how apartment locating works in the Texas region. Apartments pay referral fees to real estate agents for procuring a lease.  The apartment community receives a tenant and the locator receives a fee for placing the tenant at the property.

Many apartment locators will also offer their customer a gift check as well. Other Houston apartment locators will provide free moving or cleaning services too. And would be renters won’t have to sign any contracts or agreements with the locator. It is all done on an oral basis. Although Memorial stretches from the Downtown area westward to Highway 6 and beyond, most renters thinks of living in Memorial outside of Loop 610. There are many new great techniques you can use as well as old common sense ones that you may have forgotten recently.  Most people realize that one must turn off their lights when they are not using rooms in their apartment or house, but how many people actually do it. Here are a couple quick tips to lower your energy usage. Do you use surge protectors for your electrical equipment?  Most people actually have most of their electrical equipment centered around their television sets. And you can turn off the items with one quick switch.

How To Move To Your Next Apartment Home Free

Part I

So you have decided to lease a new apartment home. But you really don’t want to spend money on with a moving company. Moving can be extremely stressful, but we have put together a list of steps that can help you get out of where you currently live, and into your next apartment move.

Or, if you decide that using movers is the best choice, there are many options that you have at your fingertips.

Get Help

The first people to help you for free will be your family members and friends. Let them know you will take them to lunch or you will give them some reward.

Also you will want to make sure you have enough people who can help you with the entire move. It may take several people to move heavier furniture and bulky items.

And if it takes 4 people to move a particular piece of furniture then that is the minimum amount you will need to help with your apartment search. Make sure you give enough advance notice to the parties that will be helping you move. Two or three weeks should be efficient enough.  Also email them far enough in advance to remember the date.

 Borrow or Rent a Truck

Contact a local truck company. They will usually have a fixed fee that may also include mileage. Once again you will want to book the truck far enough in advance. Give it at least two weeks as well.

What You Need To Know Before You Move Out of Your Houston Montrose Apts

Before you move out of your Houston Montrose apartment home there are a few things you will want to do before you turn your keys back into the apartment office or manager. Remember you probably put down a deposit before you moved in or if you did not you still may be responsible for any damages that were incurred while you occupied the premises.

Is Your Apartment Home Clean

Although you won’t be directly responsible for any items there have undergone normal “wear” and “tear”, you should make every effort to leave your apartment home in the shape it was in when you moved in. That means cleaning out the refrigerator, mopping the floors, vacuuming the carpets, and anything else that need to be done in order to bring the apartment home back up to its current shape.

We recommend getting the name of a cleaning service that the apartment communities use to clean the apartment homes. Its not too expensive and you can be sure that you won’t be charged a cleaning fee.

What if you damaged something.

If you stained your carpet in your Houston Montrose apartments or you accidentally damaged a window or damaged your apartment home in some other way, expect the apartment community to deduct these fees from your deposit. You may want to discuss with the maintenance crew what can be repaired (for free), and what most likely will incur a fee.

If you were able to make friends with the maintenance manager you may be able to dodge certain fees that normally would be accessed.

Leave a Forwarding Address

Make sure you leave your forwarding address so the apartment community can mail you your deposit. You should receive it within 30 days by Texas law after your lease agreement has terminated.

If you were accessed damages you will receive an itemized list of what was subtracted and why.

The Pearland area has become extremely popular. Job growth, location, and the great overall cost of living can be attributed to the increase in population into the area. And just minutes away from popular destinations like NASA, Clear Lake, the Kemah Boardwalk, and Downtown Houston, TX make it a great overall area to call home.

Apartment construction has accelerated over the last few years so we decided to include some of the more popular and searched apartment homes in the area. If you are contemplating on moving into the area here are a few apartments in Pearland you might want to consider.

Alexan Shadow Creek Ranch One of the newest apartment homes in the Pearland area, Alexan Shadow Creek Ranch is a Trammell Crow Development.  Meaning this community exudes luxury including large bay windows, wood plank flooring, over-sized roman tubs, and full size washer/dryers in each unit.  Other bonuses includes Alexan’s community amenities featuring a WIFI cafe,  a lap pool, a 24 hour fitness center with cardio equipment, exercise balls, and free weights. Although these are technically located in Houston, TX we include these in our Pearland apartments list because they are so popular. Constructed in 2004 renters can lease two bedroom apt homes for $899 per month. Each apartment home contains full size washer and dryer connections, large walk-in closets, ceramic tile, crown molding, a fitness center, and more. There is nothing ultra luxurious about these apartment homes, but they are new and boast a convenient location near Highway 288.

Although we don’ t have any experience with the Residences at Pearland Town Center, they are some of the newest Pearland apartments for rent today.  They have many luxurious finishes and amenities which make this property a must to tour.  There are only 62 total apartment homes on the premises but floor-plans are expansive and should provide for a nice apartment experience.

Best Deals on Houston Lofts

Lofts have become an extremely popular and coveted option in Houston, TX today. Just a few years ago lofts were only available to renters in the downtown area. But as time has rolled forward more and more lofts have made their way into the greater Houston area. Not only lofts, but loft style apartment homes have also picked up in popularity.  When it comes down to getting the best deal on Houston lofts, future renters will want to look at the following categories.   The main categories renters will want to be concerned with include deposits, administrations fees, and monthly rent.

 Deposits

Deposits at public apartment communities are usually much less than renting from a private renter. Deposits will vary depending on the number of bedrooms you are searching for. One bedroom deposits  homes usually do not go for more than  $400. And renters will want to ask how much of the deposit in non-refundable.  And of course two and three bedrooms will be more. Many times apartment communities will run specials where the deposit may be cut in half. Other times Houston lofts apartment homes will offer a much smaller deposit that is non-refundable. These deposits can amount to as little as $87.50.

 Square Footage

Don’t be fooled by pricing for apartment homes. When you are quoted a rate you will always want to take into account the square footage you will be receiving for your price.  Simply take the total price per month and divide this by the square footage in the apartment home. For example if your New Bellaire apartments have 750 square feet and cost $700 dollars per month the final calculations would be 93 cents per square foot.

Yieldstar - From An Apartment Locator

Yieldstar in short, helps apartments get the maximum amount of revenue for their individual apartment units each day.  It uses a variety of factors to determine what the prices of apartment homes should be on a daily, if not hourly basis.  Therefore, apartment communities will be able to achieve maximum rents depending on apartment vacancies, demand, move in date, lease terms, etc.

However, we wanted to point out that there are a few disadvantage to this system.  The other day one of our clients contacted our company requesting information for a certain apartment community. We contacted the community that morning and indicated to our client that the price of the unit in question was “x” dollars per month.  When our client arrived at the community later that day they found out that the price had increase by $20 dollars per month.

Our client was extremely upset. But who is to blame for this increase in pricing.  Yieldstar has a system that changes more than once during the day.  A good apartment locator should warn their clients that if they are going to tour a community later in the day,  that the apartment pricing may go up or down.  So if you motivate one of your customers to tour a specific Woodlands apartments home or specific apartments in Downtown Houston that are on Yieldstar, educate them that pricing may change by the time they arrive on-site.
